Erneside Shopping Centre in Enniskillen Up for Sale at £15M

One of Enniskillen’s most recognisable commercial properties, Erneside Shopping Centre, has officially been placed on the market — with an asking price of £15 million. The news will come as a surprise to some, but for others, it’s a sign of the changing retail landscape in the town and across the UK.

Located just a short walk from the town centre and connected via a footbridge, Erneside has long been a focal point for shopping in Enniskillen. The centre, which first opened in 1997, currently houses over 30 retail units including major names like Marks and Spencer, New Look, Poundland, and O2.

Over the years, Erneside has been a key retail and social destination, drawing footfall from local residents and cross-border shoppers alike. With 470 car parking spaces and a prime location, its potential remains strong — but its future may soon be in new hands.

Our View

Erneside used to be the main place to shop in Enniskillen — a go-to meeting spot for locals and an absolute hive of activity at Christmas. Anyone who remembers the Asda days will know how packed the centre could get — you could barely move, especially during the festive rush.

Like many shopping centres across the UK, Erneside has seen a noticeable decline in recent years. Despite some bright spots with newer tenants, there are still vacant units, and it’s clear that the centre hasn’t quite managed to regain its past buzz.

We think having Marks and Spencer as the anchor tenant was a bit of a missed opportunity. A larger retailer like TK Maxx or Primark might have attracted more footfall. Marks and Spencer could’ve still had a presence — perhaps as a dedicated food outlet — while freeing up space for a more dynamic draw. Of course, these decisions are complex and involve many stakeholders, but footfall matters, and every store in the centre would benefit from increased traffic.

The fact that Erneside is now up for sale isn’t a huge shock. This could simply be the owner testing market interest, but there’s no denying the centre needs investment — from a fresh coat of paint to more attractive retailers that suit today’s shoppers. The potential is there; now it’s a question of whether the right buyer steps forward.
